Job Role: Small Works Manager
Location: Lyneham, Cirencester, Gloucester, Swindon and Tewkesbury
Hours: Permanent, Monday–Friday, 8am–5pm
Salary: Up to £42,000 + Company Car/Car Allowance
About the Role
Mainstay Recruitment are seeking an experienced and motivated Small Works Manager to join our clients Billable Works team. This role is central to the delivery of damp and mould programmes, minor works such as kitchens and bathrooms, and full internal refurbishments. You will oversee the delivery of multiple projects, ensuring they meet the highest standards of quality, safety, and performance.
You will manage the day-to-day delivery of low-value, high-turnover works, coordinating teams of suppliers and contractors across several simultaneous programmes. Responsibilities include developing project briefs, specifications, procurement plans and tender documentation, as well as managing projects from initiation through to completion.
Strong financial oversight is a key element of the role. You will monitor monthly project spend, ensuring works are delivered within agreed budgets and timescales. You will provide clear reporting, maintain comprehensive records, and ensure contractors perform in line with agreed expectations while delivering value for money.
Health, Safety, and compliance are essential. You will ensure adherence to all relevant policies, procedures, and legislation, including CDM Regulations and the Control of Asbestos Regulations. By proactively managing risk and ensuring contractors are properly briefed, you will maintain a safe and compliant delivery environment.
Working closely with stakeholders is a vital part of the job. You will help maintain the accommodation of Armed Forces families and collaborate with service families, the Defence Infrastructure Organisation (DIO), supply chain partners, and internal teams to ensure clear communication throughout the project lifecycle.
What You’ll Bring
• Proven experience in project and contract management, ideally within construction or housing
• Ability to supervise contractors and suppliers and manage term contracts
• Strong customer service, analytical, and reporting skills
• A strong technical background with evidence of successful project management
• An industry-recognised qualification in a construction, property, or contract- related field
• Good general education and evidence of continued professional development
• Strong understanding of compliance and Health & Safety, with SMSTS highly desirable
• Proficiency in Microsoft Office, including MS Project
• Full UK driving licence
• Ability to obtain SC Clearance
