The Role
Our client is seeking an experienced Maintenance Manager to oversee the delivery of hard facilities management services within a large acute hospital environment. This is a senior leadership position responsible for ensuring the safe, compliant and efficient operation of the estate, managing engineering teams and maintaining critical infrastructure that supports the day-to-day delivery of healthcare services. The successful candidate will lead the operational delivery of planned and reactive maintenance across mechanical, electrical and building fabric disciplines, ensuring statutory compliance, contractual performance and engineering best practice are consistently achieved. Working closely with NHS stakeholders, internal management teams and specialist contractors, you will play a key role in maintaining service continuity, driving operational improvements and supporting the long-term performance of the hospital estate.
 
 
Key Responsibilities

  • Lead the day-to-day delivery of hard facilities management services across the hospital estate, ensuring planned preventative maintenance, reactive maintenance and statutory inspections are completed safely, efficiently and in accordance with contractual requirements.
  • Manage Engineering Team Leaders, Supervisors and multidisciplinary engineering teams, providing leadership, technical guidance, performance management and ongoing support to ensure high standards of service delivery.
  • Oversee the maintenance of mechanical, electrical and building fabric assets, ensuring critical infrastructure remains fully operational to support uninterrupted clinical services.
  • Ensure full compliance with all statutory legislation, healthcare engineering standards, HTMs, Health & Safety regulations, contractual obligations and client requirements.
  • Monitor operational performance against KPIs, SLAs and compliance targets, investigating service issues and implementing corrective actions where required.
  • Produce engineering reports, compliance documentation and asset condition assessments to support lifecycle planning and informed investment decisions.
  • Support the preparation and delivery of annual maintenance programmes, planned lifecycle works and engineering improvement projects across the estate.
  • Develop, review and test contingency and business continuity plans for critical mechanical and electrical services, ensuring resilience across essential hospital infrastructure.
  • Work collaboratively with NHS Estates teams, project managers, specialist contractors and other key stakeholders to coordinate engineering activities and minimise operational disruption.
  • Manage contractor performance, ensuring all third-party suppliers comply with permit-to-work procedures, safe systems of work and site-specific compliance requirements.
  • Support budget management, maintenance forecasting and resource planning to ensure effective and efficient contract delivery.
  • Identify opportunities to improve maintenance processes, engineering performance, compliance and overall service delivery through continuous improvement initiatives.
  • Provide technical support during audits, inspections and compliance reviews, ensuring accurate records and documentation are maintained.
  • Deputise for the Contract Manager when required, supporting wider operational management and contract performance.

 
 
Candidate Requirements
 

  • Previous experience managing hard facilities management or estates maintenance operations within a PFI environment, ideally in healthcare or another highly regulated industry.
  • A strong technical understanding of mechanical, electrical and building services maintenance within complex operational facilities.
  • Experience leading engineering teams, supervisors and technical staff within a maintenance environment.
  • Excellent knowledge of statutory compliance, planned preventative maintenance, asset management and engineering governance.
  • Experience managing KPIs, contractual performance and service delivery within a facilities management contract.
  • A proven ability to interpret complex engineering issues and implement practical, cost-effective solutions.
  • Financial awareness with experience managing budgets, maintenance expenditure and operational reporting.
  • Experience producing technical reports, asset condition surveys and performance data for senior stakeholders.
  • Strong stakeholder management skills with the ability to build effective working relationships across client teams, contractors and operational personnel.
  • Good working knowledge of CAFM systems and Microsoft Office applications.
  • A proactive approach to continuous improvement, operational efficiency and engineering best practice.
