As a Void Maintenance Officer, you will be responsible for successfully sustaining all properties that are in Void Maintenance.

You will ensure that there is no deterioration or damage to the property whilst it is unoccupied by addressing any reactive maintenance requirements.

You will be working independently, starting from your home where you will be provided a list of tasks that you will schedule and manage yourself throughout the day.

Your responsibilities will include:

  • Manage unoccupied properties in VOID Maintenance within your area of responsibility.
  • Produce site survey reports at Move Out or takeover of the properties in VOID Maintenance
  • Make photographic records of the internal and external condition of the properties at the start of Void Maintenance and on exit from the Void Maintenance period .
  • Record all defects not to Move Out Standard.
  • Produce a rough scope of works and identify any properties would offer opportunities for continuous improvement or changes to the Void Maintenance regime.
  • Carry out risk assessments and implement security measures appropriate to the neighbourhood, including the installation of additional locks and ‘security screens’ to secure a Void property.
  • Ensure the properties remains secure, wind and weatherproof and in a good state of repair, identifying any required maintenance.
  • Maintenance of the heating system and water supply.
  • Ensure all utilities bills are forwarded onto Utilities Team.
  • Produce weekly and monthly reports to your Line Manager.

What you’ll need to do this role

  • Experience in VOID property repairs and maintenance.
  • Experience of working in a service delivery environment.
  • Competent in Microsoft Office – Outlook, Word and Excel.
  • Experience of the Asbestos at Work Act, DDA, energy performance etc. would be desirable.

This role will require you to travel to remote sites weekly therefore it is essential that you hold a clean and valid UK driving licence or can travel to remote locations without the use of public transport.
